What carpentry costs in Adelaide’s southern suburbs

The Quote Yard’s outer-south row (Onkaparinga, Aldinga and Seaford) lists $170 – $310 for an internal door swap and $1,150 – $2,850 for a standard front door (4 May 2026, GST not stated). Decks and pergolas are priced from the size and height; the published Adelaide prices are on the deck cost and pergola and verandah cost guides. Checked 28 October 2026.

How a quote works for coastal decks and 1970s and 1980s homes

  • The coast: from Christies Beach to Aldinga Beach, much of it is in the mapped corrosion area. Ask what fixings and steel are specified for a deck.
  • Local heritage places: ask Onkaparinga about its heritage grants for verandahs, front fences, doors and windows before the work is quoted.
  • Older homes: say when the house was built, so asbestos is checked before old linings or eaves are cut in a home built before the mid-1980s.

Nearly nine in ten homes in the City of Onkaparinga are separate houses: 89.0% of occupied private dwellings at the 2021 Census, against 78.0% across South Australia, with 8.5% semi-detached, row or terrace houses or townhouses.

Decks near the coast, from Christies Beach to Aldinga Beach

Along the coast, the SA Government maps a Corrosion Environment Area where buildings need special corrosion protection under the Building Code of Australia: land within 1 km of the coastline, or 10 km of breaking surf. By our count, overlaying that area on PlanSA’s 2022 dwelling count, about a quarter of Onkaparinga’s homes sit inside it: almost all of those in Moana, Port Noarlunga, Port Noarlunga South and Port Willunga, around three-quarters in Christies Beach and Seaford, and about two-thirds in Aldinga Beach. Most homes in Old Noarlunga and Noarlunga Downs, near the coast or the river estuary, are inside it too.

The National Construction Code calls for “hot-dipped galvanised, stainless steel or monel metal” fixings on a deck’s waling plate in most areas, and stainless steel “within 200 m of breaking surf”. On a beachside deck or pergola, ask the contractor which fixings and screws the quote allows for across the whole frame.

1970s and 1980s homes in Morphett Vale, Reynella and Happy Valley

“Morphett Vale itself grew around the main transport route, Main South Road,” the council’s Onkaparinga Now site says. By our count of PlanSA’s 2022 dwelling count (build years are approximate), about half of Onkaparinga’s homes were built between 1960 and 1989, and under 3% before 1960. The 1970s is the biggest decade, at about a fifth.

Hackham is 41% 1970s homes, Reynella 37%, and Happy Valley 36% 1970s and 32% 1980s. Aberfoyle Park is 45% 1980s, Woodcroft 56% 1990s, and Aldinga Beach mostly 2000s and 2010s. By our arithmetic, a home built in the 1970s or 1980s is now between about 37 and 56 years old: jobs on homes of that age include replacement decks and deck repairs, new internal doors, built-in wardrobes and timber fences.

Local heritage places and heritage grants in Onkaparinga

The Minister for Planning approved the City of Onkaparinga’s Local Heritage Code Amendment on 3 October 2025, and it took effect in the Planning and Design Code on 23 October 2025: 42 new local heritage places were listed, 18 were delisted and 24 existing listings were amended.

The council’s Built Heritage Grants support owners of local heritage places and representative buildings. Its grant guidelines list eligible exterior work including “conservation works to verandas”, “conservation works to front fence” and “restoration, conservation or reinstatement of original doors and windows”. The guidelines linked from the 2026–27 form are labelled 2023–24, so confirm the current amounts with the council before a quote is accepted.

Carpentry questions in Adelaide’s southern suburbs

Which council are Coromandel Valley, O’Halloran Hill and Darlington in?

All three are split, by our count of PlanSA’s 2022 dwelling count. Coromandel Valley has about 1,100 homes in Onkaparinga and about 470 in Mitcham (see the Unley and Mitcham page). O’Halloran Hill is mostly Onkaparinga (about 1,000 homes, against about 150 in Marion), and Darlington is close to even.

Is Noarlunga one suburb?

No. Noarlunga Downs, Port Noarlunga, Old Noarlunga and Noarlunga Centre are separate suburbs, so give the exact one in your enquiry. Aldinga and Aldinga Beach are separate suburbs too.

Is McLaren Vale in a Character Area?

Not yet. The City of Onkaparinga has proposed a Character Area Overlay for the McLaren Vale township through a Code Amendment that is still in progress. Until it is approved, SAPPA shows the overlays that apply to an address now.

Where do I check whether a hills block is bushfire-prone?

Enter the address in SAPPA, which shows any bushfire overlay and its risk level, and ask your building surveyor. In a designated bushfire-prone area, the low-deck exemption doesn’t apply, and MBS 008 sets the Bushfire Attack Level a deck attached to the house is built to.
