What carpentry costs in Adelaide’s western suburbs
The Quote Yard’s western row (Henley Beach, West Lakes and Port Adelaide) lists $180 – $340 for an internal door swap and $1,200 – $3,000 for a standard front door (4 May 2026, GST not stated). For fences, Yakka Labour’s 2026 guide gives $95 – $145 per metre for a treated pine paling fence in its Adelaide row, including GST. Checked 28 October 2026.
How a quote works near the beach and in the older western streets
- Fixings near the coast: ask what’s in the price. Salt air corrodes plain steel, so stainless or hot-dip galvanised fixings cost more and last.
- Mile End, Torrensville and Thebarton: check whether a front fence or verandah change needs approval before it’s quoted.
- Shared fences: a dividing fence starts with a Fences Act notice to the neighbour, who has 30 days to object.
About two-thirds of homes in both western councils are separate houses: 65.5% of occupied private dwellings in Charles Sturt and 64.3% in West Torrens at the 2021 Census. Semi-detached, row and terrace houses and townhouses were 23.6% in Charles Sturt, and flats or apartments 14.6% in West Torrens.
Front fences and verandahs in Mile End, Torrensville and Thebarton
Thebarton, Torrensville and most of Mile End made up the former Town of Thebarton, and a 1996 heritage review of that town identified historic conservation zones in Torrensville, Rose Street and Mile End. Today Mile End, Torrensville and Thebarton have historic and character areas, and the City of West Torrens has historic precincts in the Historic Area Overlay, Representative Buildings and an ongoing heritage review.
The council consulted until 30 June 2026 on a draft Historic Area and Character Area Code Amendment that would update the area statements and its Representative Buildings. Until that is decided, the overlays in SAPPA are the ones that apply to your address.
On a house in the Historic Area Overlay, an old picket or paling fence on the road boundary or in front of the house isn’t covered by the usual fence exemption in Schedule 4. Check with the council before a front fence, front verandah or street-facing windows are replaced there.
Charles Sturt homes from Hindmarsh to the Henley Beach foreshore
The City of Charles Sturt covers roughly the old District Council of Hindmarsh, from the parklands to the coast, and describes the area as “once Adelaide’s manufacturing heartland”, built around the factories and industries of Hindmarsh and Woodville. Adelaide’s first port, “Port Misery”, was in what is now the West Lakes area.
The council has offered owners of Local Heritage Places and Representative Buildings free professional architectural advice through its Heritage Advisory Service, and Heritage Conservation Grants for work such as reinstating original features. Check its heritage page for what is open now and the current amounts.
Near the beach at Henley Beach, Grange, Tennyson and West Beach, homes can carry extra coastal planning rules. Check the property in SAPPA before a deck, pergola or front fence is planned, and ask the contractor which fixings the quote allows for in the salt air.

Carpentry questions in Adelaide’s western suburbs
Is Fulham in West Torrens or Charles Sturt?
Fulham is in the City of West Torrens, but Fulham Gardens is in Charles Sturt. Heritage advice and local overlays differ between the two councils.
Are West Beach and Keswick covered here?
Yes. By an ABS 2021 boundary approximation, West Beach is about a third Charles Sturt and two-thirds West Torrens, so both sides are on this page. Keswick is about three-quarters West Torrens; its Unley quarter is on the Unley and Mitcham page.
Is Glenelg North a western suburb?
Mostly not. By our count of PlanSA’s 2022 dwelling count, most Glenelg North homes are in Holdfast Bay, so it’s covered on the Glenelg and Marion page.
Does a new verandah in Torrensville or Mile End need planning consent?
A verandah is development everywhere in SA. Many need building consent only, as accepted development, but the Law Handbook says that category has exceptions, including flood zones and heritage areas, so a verandah in a historic area can need planning consent as well. PlanSA’s approval wizard gives the answer for your address.
